Protecting Your Assets From Fraud
The Work of the Maricopa County Recorder’s Office
Over the years, different clients have asked me how they ensure that someone doesn’t record false information against their home or other real property. Technological advancements bring both good and bad, and the ability for people to commit fraud in a variety of ways has increased. Maricopa County is one of the largest counties in the county and has an important public service that you should be aware of and utilize.
To support transparency and public access, the Recorder’s Office maintains an extensive online database containing more than 50 million searchable documents and approximately 185 million images, with records dating back as far as 1871. This digital access is an invaluable resource for attorneys, businesses, and residents seeking historical and current records.
As part of its commitment to innovation and public service, the Recorder’s Office also offers Maricopa Title Alert, a free program designed to help individuals and businesses monitor recorded documents associated with their names. Launched in June 2023, the program notifies subscribers when documents are recorded with the Recorder’s Office under an individual’s or business’s name. Currently, more than 92,900 Maricopa County residents have enrolled in the service. I encourage everyone to utilize this free service, especially if you own real property.
Maricopa Title Alert applies only to documents recorded after a subscriber enrolls. There is no limit to the number of names a subscriber may monitor, and users may update their information or unsubscribe at any time. To ensure timely and accurate notifications, subscribers must maintain a current email address and/or phone number. While the program provides a helpful monitoring tool, it does not constitute a liability on the part of the Maricopa County Recorder’s Office.
The Recorder’s Office also works closely with the Maricopa County Board of Supervisors, the Assessor’s Office, and the Treasurer’s Office. Together, these departments operate through a shared customer service hub known as the STAR Call Center provides assistance to the public.
Recognized as a leader in innovation, the Maricopa County Recorder’s Office earns awards for its commitment to efficiency and accessibility. Above all, the office remains focused on its core mission: delivering reliable, responsive service to the residents of Maricopa County. We encourage residents of Maricopa County to register for these alerts and if you have real property in other counties check to see if they offer a similar service you can register for. This is the ounce of prevention we can each do to not be the target of fraud.
